What You Need to Rent

Once you have selected the KPHousing Home that is right for you, the time comes to rent it, to make it yours. The good news is that there are just a few simple steps that you’ve got to take for this to happen.

Background and Credit Checks

As is standard, prospective residents will need to pass a background check and a credit check. 

Security Deposit

A security deposit equal to one-month’s rent needs to be paid before moving in.

Selecting Your KPHousing Home

There are many things for you to consider when the time comes for you select your KPHousing Home. After all, not just any old place will do. You are looking for a place to call home, perhaps a place to be your home for years to come. 

Budget

Set your budget before you set foot in any rental house. The last thing you want to do is fall in love with a property that is out of your price range. When you finally find the house to call home, you cannot afford for its rent to be at a level that makes your day-to-day life a financial struggle. 

Location

“Location, location, location” is the cliché answer as to what gives a property value, and this is no different when it comes to you selecting which KPHousing home you’d like to rent. As you are looking at differing houses, make sure you consider your commute and the houses’ proximity to schools, public transportation, parks, places to shop, restaurants and your friends and family.    

The Home’s Exterior

Though KPHousing prides itself on keeping its rental homes in tip-top condition, you should still take the time to check out the exterior of any property you are thinking about renting. As you do this, ask yourself and us:

• Is the outside in good shape? How about the roof?
• Are the locks in good working order?
• Who is responsibility for taking care of the yards?
• How are the fences and gates?
• Is the landscaping and yards in good condition? 

Inside the Home

As we are showing you the inside of the KPHousing homes, ask:

• How is the heating and air-conditioning system?
• What kind of condition is the paint in?
• Are there curtains for each window?
• Do all of the sinks, faucets and drains work?
• Are the bathtubs and showers in working order?
• Is there enough storage space to meet your needs?
• If provided, are the stove, oven and refrigerator all in good condition?
• What condition are the floors in? 

Living in a KPHousing Home  

Once you have selected the KPHousing home that is right for you and your application has been approved. The time has come for you to move into your new home. But, wait, not so fast. Before you start bringing in your boxes, there are few things you need to know so that the KPHousing Home truly is your home. 

Before moving in

• Walk through - Before you actually move in, please make sure that you do a complete walk through of your new home with one of our property agents. During this walk through, you can have any questions you have about your new home answered.
• Inventory - It is important that an inventory is completed during your walk through. This will protect you from accidentally being charged for an item that was not in your rental when you moved in.   
• Lease - KPHousing leases are for one year. By agreeing to rent one of our properties for this period of time, you are able to get a property for a lower cost than you would if you were merely renting month to month. 
• Security deposit - Our security deposit at just a single month’s worth of rent is one of the lowest in the industry.  
• Rental Agreement - Though KPHousing’s rental agreements are straight forward and contain no surprises, it is still within your best interest to make sure you read and understand it before signing it.

After moving in

• Rent - Your rent is due the 5^th of every month. You can pay in either cash or with a check. There is a late fee of $39.  
• Repairs - Please contact KPHousing at the first sign that something may need to be repaired. We like to keep on top of things so that small issues do not become large problems.  

When you leave

• Prepare the KPHousing Home - Before moving day arrives, give your home a good cleaning to ensure that your security deposit is returned.   
• Perform a Final Inventory - With a KPHousing agent, perform a final inventory to ensure that everything that was in the home when you moved in is still in place. As long as your home has only experienced normal wear and tear, your full security deposit will be returned to you. 
• Return all of the home’s keys to a KPHousing agent.
